Sales Database Search Page Items

Property Type: Improved, Vacant, Residential - This allows you to select which property type you are searching for. Try to always leave these fields unmarked as a sale may have been entered with an incorrect land use code.

Street # - This field is used when you have a complete street address including the building number, asterisks ( * ) may be used. Ex. 102 E Main Street, you would enter 102 or *102* in this field.

Street Nm - Used to enter the name of the street the property is located on, it is recommended that you always use asterisks ( * ) in this field. Use the main street name only for your search. Ex. 102 E Main Street, you would search by just Main and would enter *Main* into this field.

State - This is a drop down list of the state abbreviations.

City - Once a state is selected from the drop down the city drop down will populate cities located within that state. You would select the city name of the location of your sale.

Zip - 5 digit US Zip Code

Key Map - The location of the sale provided by a grid map of that area. Usually a number followed by a letter that can be found on the sales data sheet or in the appraisal district information. This information may also be listed as KMP, which means Key Map Page. Ex. KMP 102X or Key Map 102X

Radius - Allows you to search within a specific mile range, such as 10 miles within a certain zip code. Enter only the number of miles you'd like to search.

Account - Allows you to search by the Appraisal District account number. This number may or may not include dashes. Some appraisal districts provide two numbers for their properties, one being a parcel ID number, the other a geo ID number, you would use the parcel ID in your search as all sales should be entered by this number. Enter the account number exactly as it appears in the Appraisal District information.

Film Cd - Film code also referred to as recording data, instrument id or document id. This number is the number assigned to the sale once the sale has been recorded in the county sales records. This number comes in several forms such as Volume ### Page ###, all numbers or an alphabetical letter then a number. In the case of Volume/Page all sales should be entered as V###P### so you would search for the sale in that format.

Grantor - This is the property seller's name.

OCA ID - This is a number automatically generated to a sale when it is entered into the database.

Grantee - This is the property buyer's name.

Houston Metro Drop Down - This allows you to choose the city metro area in the state of Texas that you would like to search in.

Land Use Categories Drop Down - This allows you to select the type of land use code you would like to search in.

Box under Houston Metro - This allows you to select a specific county within the Metro area that you have selected. You can select multiple counties by holding the Ctrl key.

LUC Alternate LUC Description - This box will show you a specific land use code, its alternate land use code and the description of the land use code. You can specifically search by land use codes and select more than one by holding down the Ctrl key.

Sale Price - This is entered by range, enter a starting sales price in the From column and an ending sales price in the To column. Ex. From - 123000 To - 124000 this allows the database to search all sales within that sales price range.

Gross SF - Gross Square Feet, also entered by range, this refers to the gross square footage of an improved property. Ex From - 4000 To - 5000 allows the database to search all properties with square footage within that range.

NRA - Net Rentable Area, the amount of square feet of a property for which rent can be charged. . Use to search for in a range format.

Price/SF - Price Per Square Foot, this is calculated by the total price or rent of a unit and divided by the area of the unit. Ex. a 1,243 sq ft building was for sale for $465,000. To find the per square foot price, the price of $465,000 is divided by the area of 1,243 sq ft. The result, $374.09, is the price per square foot for this particular building. . Use to search for in a range format.

Acreage - The amount of land associated with the sale. Use to search for in a range format.

Occupancy - The percentage the building was occupied at the time of sale. Enter numeric form only and in a range format.

Units - Used most commonly in apartment building searches, this is the number of apartment units available. Use to search for in a range format.

Year Built - The year the property was constructed. Drop down menus used to select a range of years the property was constructed.

Sales From/To - These fields are used to enter a date range for the sale's closing date. Ex. If a sale closed June 23, 2005 (6/23/2005) you could search all sales from 2005-2006 by entering 1/1/2005 - 1/1/2006 or you can narrow your search by searching for all sales in June 2005, 6/1/2005 - 7/1/2005.

Run Query - After you have entered your search criteria you will click Run Query to bring up the results for that search.

Clear - This will clear all previously entered search criteria.
